She also enjoyed living in Durango, Colorado, where she attended Fort Lewis College and obtained her Accounting Degree.
She later returned to the area with her husband, Lance. Together, they have enjoyed raising three daughters.
For most of her career, Abby’s focus has been working in accounting. She added property management to her resume in 2015 when she joined Toad Property Management. She enjoys serving the valley in all aspects of property management here at Toad.
Outside of working, Abby loves spending time with friends and family. Traveling, camping, lake days and backyard bar-b-ques are how she most enjoys her time off.

Kate moved to the valley 4 years ago to attend Western Colorado University.
After graduating with a degree in Psychology, she realized that the small town life suited her better than living in a big city.

Having visited Crested Butte regularly during his childhood, Bayliss’s passion for the outdoors was sparked early on.
However, an over-the-handlebars downhill incident in his teen years sent him pursuing other outdoor opportunities in slightly less send-friendly environs.
Bayliss spent several summers paddling and exploring Canadian and Alaskan wilderness areas and then wrangling horses and guiding guests on Colorado mountain ranches.
After a final college summer doing mathematical finance research, Bayliss knew it was time to return to the place that initially inspired his love for adventure.
Now part of the Toad Property Management family, Bayliss is excited to deepen his involvement in the Crested Butte community, with a focus on outreach.
Look for Bayliss coaching, mentoring and tutoring as well as volunteering his time to serve others.

For the past six years, Kate has refined her knowledge of real estate, property management and association management.
Her experience in real estate sales and flipping provided her with knowledge of project management, home values, and the importance of maintaining homes. Since transitioning to property management, she has helped care for a range of different types of residential properties such as single family homes, mixed-use buildings, and apartment/condo communities. She strives to deliver financial stability, improve organization, and ensure compliance for the Boards and communities she serves.
When she’s not working she is likely spending time with her family and house full of pets (three dogs, three cats, and a bearded dragon). Whether she’s baking with her kids, chauffeuring them around, or coaching their softball team, they keep her busy!

She holds a Communication degree from the University of Colorado Boulder as well as a real estate license and is excited to join the Toad Property Management team.
Lauren values the strong sense of community in Crested Butte and looks forward to getting involved and building meaningful connections throughout the valley.
Outside of work, Lauren spends her time snowboarding, hiking, lifting weights, and running.
She loves exploring all that Crested Butte has to offer!

After graduating, he worked a variety of construction and trade jobs throughout the valley, eventually starting a snow removal business that he continues to help manage today. In 2023, he joined the Toad maintenance team and has served as Maintenance Director since July 2025.
Outside of work, he is an avid prospector focusing on mineral and gemstone deposits within the Pikes Peak Batholith and throughout the mountains of Colorado.
He currently holds three active mining claims across the state, where he works primarily for topaz and other pegmatite minerals.
When not working or prospecting, he enjoys snowboarding, backcountry skiing, and spending time with his fiancée and their two dogs.

When he’s not working, you’ll most likely find him carving fresh lines on his snowboard at Crested Butte Mountain Resort.
He lives and breathes the mountain lifestyle, fully embracing all four seasons Colorado has to offer, and wouldn’t trade the fresh mountain air for anything.

She started at Toad in maintenance, and took over the Caretake division in 2022.
She lives in Gunnison with her partner and their 2 dogs. When not working she’s fishing, running, hiking, tying flies and painting.

He is currently pursuing a degree in Business Administration and Finance at Western Colorado University while working as an Assistant Property Manager at Toad Property Management. Coming from a small town with a tight-knit community, Harper appreciates how that same sense of connection translates to life in the valley and within the Toad team.
He enjoys the variety of his role and the fact that each day brings a new challenge to overcome. Outside of work and school, Harper is an active member of the Western Mountain Rescue Team and the Western men’s lacrosse team. In his free time, he enjoys being outdoors fishing and skiing, as well as learning about investing.
In 2000/2001, Angela and Gordon Reeves built a house in Meridian Lake Meadows and founded Toad Construction to help manage the building expenses. Situated across from the lake, willows, and frequently windy Washington Gulch, the company name was inspired by Angela’s favorite childhood book, Wind in the Willows by Kenneth Grahame. The book encourages values essential to Toad, such as kindness, helping others, and teamwork.
As their house neared completion, they were approached by two individuals to manage a homeowner’s association. After discussion, they decided to take on the responsibility, dividing the tasks amongst themselves. With Angela’s background as a legal secretary handling administrative duties and Gordon’s expertise as an architect and general contractor overseeing maintenance, they felt confident they could manage the work. What began with two homeowners’ associations quickly expanded to five, and as condo associations began to inquire about their services, it became clear that they needed to hire full-time employees.
Toad gained a reputation for providing excellent, caring service at a fair price. The founders approached each management role as if they were owners in the associations themselves, always ensuring that they made thoughtful, well-researched decisions to offer the best solutions. The commitment to value and quality helped the company grow, and the distinctive name “Toad” became widely recognized in the valley.
In April 2015 Rob Harper purchased Toad Property management from Gordon and Angela. Rob grew up in the valley and had spent the previous decade in Fort Collins and Boulder going to school and most recently worked at a golf course in Montrose for the Real Estate developer where he managed the neighborhood, golf and restaurant operations and selling Real Estate. He was lucky enough to be able to move back and take over as the new owner of Toad. With a lot of help and great employees, Rob has been very fortunate to carry on the tradition of the Toad name and its culture of excellence. In these nine years, Toad has almost tripled in size of its management of HOA’s, commercial buildings and caretake homes.
In May 2024, Collin Schuhmacher bought Toad from Rob, continuing the legacy of Toad and its commitment to excellence.
